Acceptance of these terms
By using this website, you agree to these terms. If you don't agree, please don't use the site. Appleby Retreats is a small, family-run vacation-rental business, and these terms are written to be plain and practical rather than exhaustive.
This website is informational
This site describes our two properties and lets you submit a booking request through Hospitable, a third-party booking platform. Browsing this site does not create a reservation, and submitting a booking request through the embedded Hospitable widget does not guarantee acceptance or instant confirmation. Requests are reviewed before a reservation is confirmed, as described on each property page.
Availability, pricing, and errors
We try to keep availability, pricing, and property details accurate, but errors can happen, on this site or within Hospitable's calendar and pricing tools. We reserve the right to correct errors, including after a booking request has been submitted, and to decline a request as a result.
Booking requests and Hospitable's role
Booking requests, identity verification, and payment are all handled by Hospitable, not by this website directly. Hospitable has its own terms and processes for these steps, separate from this site's own terms.
Cancellation policy
Guests may cancel for a full refund within 24 hours after their booking is confirmed, provided check-in is at least 7 calendar days away at that time. Reservations confirmed fewer than 7 calendar days before check-in are not eligible for this 24-hour cancellation grace period. Full cancellation terms are also shown during checkout and are managed directly in Hospitable, except where otherwise required by applicable law.
Confirmed stays and the rental agreement
A confirmed reservation may be governed by a separate rental agreement (for example, through Hospitable as part of the booking process), which can include its own terms for check-in, house rules, and a security deposit authorization. Where a separate rental agreement applies, its terms govern your stay in addition to these website terms.
Each property's own house rules (including that both properties do not allow pets) are listed on that property's page and on the Policies page.
Accurate information
When you submit a booking request, you're responsible for providing accurate, current information about yourself and your stay. Inaccurate information may delay or prevent a reservation from being confirmed.
Acceptable use
Please use this website only for its intended purpose: learning about our properties and requesting a booking. Don't attempt to disrupt the site, access it in an unauthorized way, or use it for any unlawful purpose.
Intellectual property
The text, photos, and design of this website belong to Appleby Retreatsor are used with permission, unless otherwise noted. Please don't copy or reuse them without asking us first.
Third-party services and links
This site embeds or links to third-party services, including Hospitable (booking) and OpenStreetMap (the property maps), and may link to other sites like Airbnb. We don't control these third parties and aren't responsible for their content, availability, or practices.
Disclaimers
This website and its content are provided “as is,” without warranties of any kind, to the fullest extent permitted by applicable law. We don't guarantee that the site will be uninterrupted, error-free, or perfectly accurate at all times.
Limitation of liability
To the fullest extent permitted by applicable law, Appleby Retreats is not liable for indirect, incidental, or consequential damages arising from your use of this website. Nothing in these terms limits any right that cannot be limited or waived under applicable law.
Changes to the website or these terms
We may update this website or these terms from time to time. We'll update the “Last updated” date above when we do. Continuing to use the site after a change means you accept the updated terms.
